2023 was a weak year for the Swedish transaction market. The total transaction volume for the year, excluding conditional deals, amounted to 104 billion kronor. Initially, 2023 showed a weak first quarter, but volumes somewhat recovered during the second quarter, which became the strongest quarter of the year. Q3 was not only the weakest quarter of the year but also the weakest quarter since 2009, with a volume of only 13.3 billion kronor. However, transaction volumes increased somewhat again during Q4.
The Logistics/Industrial segment had the highest turnover in 2023, accounting for 27% of the total transaction volume. Residential properties were the second-largest segment with 22%, followed by Office at 17%. Others accounted for 14%, and Social properties represented 12%. The segment with the least turnover is the Retail segment, accounting for 8% of the total transaction volume in 2023.
